We’ve had so many calls in the last six months from real estate agents trying to figure out more about this “new 3d virtual tour thing” that we figured we’d sum it all up for you in one concise blog.
We know that if an agent can list more homes, then they’re going to make more sales. If they make more sales, they’re going to make more money. So our focus has been on ways to help real estate agents get more listings.
Recently, we decided to invest in a virtual reality company called Matterport. We became one of the first Matterport Service Providers in all of Southern California and have been servicing all of the early tech adopter real estate agents for about the last six months.
Here’s what we’ve learned so far:
Most Real Estate Agents Aren’t Familiar With Matterport
This type of technology will become the standard for real estate agents to show houses. It’s right in line with the way people search for things online before they make decisions. But we’ve been surprised at how many real estate agents still don’t know about it. That’s a good thing for you if you’re reading this now and are able to be on the front end of this trend.
It Saves Real Estate Agents A Ton Of Time
Nothing is worse for a real estate agent than needing to drive out and show a house to someone that isn’t truly interested in the house. The Matterport tour takes people through the house in a way that mimics real life. It’s the closest thing to actually being there which means if you have to go and show a house to a person that has seen the Matterport tour…then there is a strong possibility of actually selling that house to that buyer.
We have run a series of tests to see just how long people are spending online looking at these virtual tours and the data has astounded us. People were spending upwards of 5-7 minutes interacting with the 3D virtual tour on our clients websites and Facebook pages. By the time they were done looking at the house from the confines of their own computer or tablet, they were either a hot lead…or not interested in the house at all.
3D Virtual Tours Are Not Your Standard Virtual Tours
We know that “virtual tours” have been around for a long time. Well, at least people were calling them virtual tours. The virtual tours that agents were familiar with were nothing more than a few still images that were set to some cheesy music and placed into a slideshow template. Some companies got as far as even stitching some of the pictures together to give it that “virtual” look but fell short on making it a good experience for the buyer.

Sellers Go Crazy Over Them
The agents and brokerages that have used us as their Matterport service provider have reported a major uptick in seller excitement which leads to a lot more client referrals for them. Agents tell us stories about how the 3D virtual tour was so effective that they had their house practically sold without the buyer even going onsite to look at the house. One agent told of this happening even with a buyer that was outside of the United States.
Leveraging this technology also got the seller more engaged and invested in the sales process. Sellers became more excited to post this “really cool tour” of their house to all of their friends on Facebook. Then all of the friends of the seller saw the listing agent (you) as someone who goes above and beyond all of the other agents to help a seller sell their home. If you’re an agent…that’s the best kind of PR you can have for yourself. Creating raving fans through word of mouth and social media.
They Can Be Used In Many Ways Online
These Matterport tours can be used in so many effective ways. You’re normally provided with an “Unbranded Link” for the MLS, and then a “Branded Link” so that you can then post that link on your social media profiles. You can also use an embed code for the Matterport tour so that you can embed that tour on your website or on whats called a “landing page.” There’s also a spot for them on Zillow…if you’re into that.
It’s Well Worth The Money
Obviously we think it’s worth the money for a real estate agent because we’re the one selling the service and the real estate agent is paying us. But think about it. If you got just 1 more listing per year because you’re using this technology on your listed homes…you’ve got yourself a very healthy return on investment. But what if you get 3-5 more listings per year or more because your network of friends start raving about you online and in their circles. That’s huge!
Most agents spend money on getting professional photos taken of a house that they’re trying to sell. For an extra hundred bucks…you can blow your seller away and build your book of business.
